The "Old West" traditions of family ties, friendly neighbors and community spirit are still strong here in Montana. Park County is also particularly blessed with the unspoiled natural beauty of the eastern Rockies and unlimited opportunities for recreation.

Livingston, the county seat and the largest town in the county, is situated on the legendary Yellowstone River and is the center for some of the finest fly fishing in the world. Livingston enjoys a reputation as one of the most scenic and desirable locations in Montana. Surrounded on all sides by mountain ranges; the Absaroka-Beartooth, the Gallatins, the Bridgers and the Crazy Mountains, Livingston was the original, and remains the only year-round entrance to Yellowstone National Park, 50 miles south. The chief industries are ranching, railroad locomotive rebuild and repair shops, logging, lumber, and tourism.

Livingston and the surrounding valley measure an elevation of 4,503 feet, which rises as one travels in any direction. The humidity is quite low and the terrain is semi-arid, with an annual precipitation of 12 to 14 inches. Snowfall is relatively moderate, and most precipitation occurs during the spring and early summer. Most summers are very pleasant with warm days and cool nights.

This area is known, in Montana, as "the banana belt" because of the warming effects of the chinook winds, that descend from the eastern slopes of the Rocky Mountains and up the valley from the south. The winds are often very strong, and may produce a difference of 50 - 60 degrees in a 24 hour period. Overall, Livingston enjoys a moderate winter climate with January daytime temperatures averaging 23 degrees. It sometimes feels colder, because the average wind speed in the winter is 21 mph. Temperatures may drop as low as -20 degrees if the jet stream slips too far south.

Since childhood, Dave has had an interest in American history. He trained and became a custom bootmaker, primarily making pre-1900 styled boots. His work was seen in many historical films, such as Tombstone, Avenging Angel and The Quick and the Dead. Several years ago, after 15 years of bootmaking, Dave and his father decided it was time for him to come to work in the family business his father had built. Dave Jr. and Dave Sr. have a very close relationship, many times working together on the sale and acquisition of ranches and other properties for their clients. Dave Jr. is a Broker and a member of the National Association of Realtors and the Montana Association of Realtors.
